1 Mailing List
Call us on 01795 429836 or register on our mailing list by clicking here. Tell us what you are looking for, the price range and the areas that are of interest to you. We will then keep you advised about the properties that we believe match most closely your requirements. Please save this website in your favourites list and check it constantly for new properties coming on to the market as it is updated constantly throughout the day.

2 Mortgages
We recommend that you arrange your mortgage in principle at the earliest possible opportunity. This means that when you have found a property that you like you can confidently make an offer and secure it straight away. Quealy & Co Financial Services can arrange a mortgage in principle for you. They have access to the whole mortgage market, are able to provide the most competitive deals available in the market and they do not charge a fee for doing so.

3 Viewings
Call us to arrange appointments to view properties on 01795 429836. We will arrange a mutually convenient time and generally we will be able to make appointments 7 days a week.

4 Offers
When you have found a property, contact us to make an offer. We can deal with your offer over the telephone, in person or by letter. We will report your offer to the vendor, both verbally and in writing, and the vendor will make a decision as to whether or not to accept it. The vendor will be influenced by such things as whether you are in a chain (if it is complete and how long it is), whether you require a mortgage (and whether or not you have had it approved).

5 Sale Agreed
Once your offer has been accepted solicitors are appointed. We will notify you in writing and put both firms of solicitors in touch with each other.

6 Draft Contracts
The vendor’s solicitor will apply for the title deeds, which can take up to two weeks depending on where they are being kept. The vendor will give information about the property, together with details of the fixtures and fittings that will be included. When the vendor’s solicitor has all of this information a draft contract will be issued to the purchaser’s solicitor.

7 Enquiries
The purchaser’s solicitor will raise additional enquiries about the property and will make a Local Search at the Local Authority for information about the property and its immediate surroundings.

8 Survey
While the solicitor is dealing with the legal side of the purchase it would be normal for a survey to be carried out. If a mortgage is required this can be arranged through the mortgage lender otherwise we would recommend County Surveying Services:

9 Contract Approval
Once a formal mortgage offer has been issued and the solicitors have completed their enquiries the contracts will be prepared for the purchaser to sign. At this time completion dates will be discussed.

10 Exchange of Contracts
When completion dates have been agreed with everyone involved in the chain (if there is one) the solicitors will contact each other to affect an exchange of contracts. At this time the sale is formalised.

11 Completion Day
On the day of completion the first solicitor in the chain will instruct his bank to transfer the amount required to complete the purchase to the bank for the next solicitor. In turn that solicitor will instruct his bank to send money on to the next bank when it has arrived. This can be a tardy process but on average it is all completed by lunchtime on the day of completion. If we are holding keys for the property we will be able to release them when we have been notified by the vendor’s solicitor that they have received all of the monies required to complete the purchase.
