 The construction of a brand-new development featuring 135 homes has begun just off Swanstree Avenue in Sittingbourne. Managed by Chartway, the project is transforming what was once farmland and orchards into 135 affordable homes.

The new estate is being developed as a joint effort by Chartway and The Hyde Group, who are working together to create this community. Back in June 2023, they received provisional approval for a plan that includes open spaces, well-thought-out landscaping, and a sustainable drainage system (SuDS). This system is designed to help with flood management and boost local biodiversity.


About The Development

The properties will be sustainable, energy-efficient, and community-focused, striving to meet the "growing need for high-quality and accessible housing" in the area. They will predominantly feature traditional brick construction, enhanced with detailed elements or weatherboarding, and include front porches to harmonise with the surrounding neighbourhoods.


Infrastructure

A new access point will be established off Swanstree Avenue, along with several road crossings and a cycle path.

Three Section 106 contributions will be made in the planning proposals. These include £182,434 for the Highsted Road pedestrian footway and safety scheme and £14,339 and £15,376 for highway improvement works at the A2/Rectory Road and A2/Swanstree Avenue junctions.


Site History

Previously operated by Chilton Manor Farm, the land once accommodated apple and pear orchards, alongside polytunnels and hedgerows. This family-run business also managed a shop and provided customers with pick-your-own (PYO) facilities. Yet, at the start of March, it announced the closure of the farm after 50 years of operation.

The site is currently encircled by temporary metal fencing, with a digger observed at the entrance. It is reported that "site enabling works" — which include ecology, archaeology, fencing, and ground investigations — are presently underway.


What Next?

The developers have announced that a reserved matters planning application is scheduled to be submitted to the Swale Council this spring. This application will offer more comprehensive details about the design, layout, appearance, and landscaping of the new estate.

Once approval is granted, the primary infrastructure work is anticipated to commence in October, with construction planned to begin in January 2026. The estate is projected to reach completion by October 2027.
