Due to the changes in The Renters’ Rights Bill, anticipated to be enacted later in 2025, the insurers that Quealy & Co. work with for rent and legal protection have revised their policy to accommodate these expected changes. The updated policy provides enhanced protection for landlords.


Key highlights of the changes to the insurance policy include:

  • Rent protection - Safeguards if the tenant fails to pay rent until vacant possession is achieved.
  • Rent recovery - We will pursue tenants on your behalf to recover outstanding rent.
  • Payment after vacant possession - Provides 90% of the rent payment for up to 6 weeks after vacant possession is secured.
  • Eviction management - We will handle legal proceedings to evict tenants who fail to meet their tenancy agreement requirements or squatters occupying the property without consent.
  • Property damage - Legal cover to pursue tenants for property damage exceeding £1,000. Additionally, up to £250 is covered for damage exceeding the deposit amount.
  • £100,000 indemnity limit - The maximum amount payable in the event of a claim.
  • Contract disputes - Covers costs and expenses for disputes with parties with whom there is a direct contractual relationship.
  • Alternative accommodation and storage costs - If your landlord needs to move back in after gaining vacant possession, we will cover their alternative accommodation and storage expenses for up to 30 days.
