Plans for the final 70 homes at Preston Fields in Faversham have now been submitted, marking another significant step in one of the town’s largest residential developments.

The update, reported by Kent Online here, highlights the continued pace of housebuilding across Faversham and what that could mean for homeowners and buyers across North Kent.

What’s Being Proposed?

Developer Redrow has submitted a reserved matters application for the final phase of the Preston Fields development, located off Salters Lane.

This final stage includes:

  • 70 new homes with 46 for the open market and 24 affordable homes

  • A mix of one, two and three-bedroom properties

  • Parking provision, including visitor spaces

  • Open green spaces and pedestrian/cycle routes

  • Land allocated for a future link road

This follows earlier approvals, with the wider Preston Fields scheme forming part of a 301-home masterplan on land between the A2, A251 and M2.

Faversham: A Town Under Pressure?

This latest phase is just one piece of a much bigger picture.

According to the same report, Faversham has seen:

  • Over 2,000 homes built or approved since 2015

  • A further 3,000+ homes currently proposed

  • Major schemes such as the Duchy of Faversham set to drive further expansion

There are also additional proposals nearby, including large-scale developments at Winterbourne Fields.

Put simply Faversham is at the centre of growth in Swale.

What Does This Mean for Buyers and Sellers?

From a property market perspective, this level of development brings both opportunity and challenge.

For Buyers:

  • More choice is coming to the market

  • Increased availability of new-build homes

  • Greater variety in price points and property types

For Sellers:

  • Competition is increasing especially for similar property types

  • Buyers will have more options, including brand-new homes

  • Pricing and presentation will be more important than ever

This is already something we’re seeing locally: homes that are priced correctly and marketed well are still selling but standing out with professional marketing is key.

The Bigger Picture

Large-scale development always brings debate and this scheme is no exception.

Concerns have been raised around:

  • Traffic and infrastructure

  • Pressure on local services

  • Loss of farmland

At the same time, planning authorities continue to prioritise housebuilding in the area, with Faversham expected to accommodate a significant share of Swale’s future growth.

For homeowners, this means one thing: the local market is evolving quickly.
