In May, the number of sales agreed reached its fastest pace in four years, following the pandemic boom of 2021. The housing market is seeing a fresh wave of activity as buyers return after the end of stamp duty reliefs and the Easter lull.
A 13% rise in listings has offered buyers more choice, which has contributed to the uptick in sales. Overall market sentiment is encouraging, with 53% of estate agents reporting that buyer confidence has improved either slightly or significantly in the past three months.
Where is housing demand the strongest?
Notably, demand for homes in rural areas has grown in recent years. Over the last five years, rural property prices have climbed by 23%, outpacing the 18% rise seen in urban regions. Rural terraced houses have registered the highest price increases, while urban flats have experienced more modest growth.
Although the pandemic triggered a surge in demand for rural properties, interest continues to be robust, fuelled by lifestyle changes such as remote work, the need for more space, and tighter household budgets. Most moves over the past five years (63%) happened within the same type of area, but older movers, particularly those aged 55 and older, displayed a noticeable preference for rural locations.
