Selling your home is an exciting milestone, but we understand that it can also feel frustrating when things don't quite go to plan. Perhaps your property has been on the market for several weeks, viewings have slowed down, or you simply haven't received the offers you were hoping for.
If this sounds familiar, please don't feel disheartened. There are several factors that can influence how quickly a property sells, and the good news is that many of them are within your control.
At Quealy & Co, we have decades of experience helping homeowners across Kent navigate the property market. Over the years, we've developed a thorough understanding of what attracts buyers, what can hold a sale back and how the right approach can make all the difference.
To help you understand how your property is performing, we've put together our Saleability Scorecard, a simple checklist designed to highlight what's working well and where there may be opportunities to improve.
Whether you're preparing to sell or have already been on the market for some time, this is a useful place to start.
How Does the Saleability Scorecard Work?
Our scorecard looks at five important areas that can influence the success of your property sale.
Each section contains four questions. Simply give your home a score between 1 and 5 for each question, with 1 indicating an area that needs significant improvement and 5 indicating an area where everything is working well.
With 20 questions in total, your property can achieve a maximum Saleability Score of 100.
If your home is already on the market, have your online listing and marketing materials to hand. Try to approach each question from a potential buyer's perspective and consider how your property compares with similar homes in your area.
Remember, this isn't about finding fault with your home. It's about identifying opportunities to help it attract the attention it deserves.
1. Your Estate Agent: Are You Getting the Support You Need?
A successful property sale is about much more than putting a listing online and waiting for enquiries.
Your estate agent should be working alongside you throughout the process, keeping you informed, providing honest advice and adapting your marketing strategy when necessary.
At Quealy & Co, we believe clear communication and a proactive approach are essential. Selling your home is a significant decision, and you should feel confident that your agent understands your circumstances and is working towards the best possible outcome for you.
Ask yourself:
- Does your estate agent keep in regular contact, providing updates on enquiries, viewings and market activity?
- Are viewings handled professionally by someone who understands your property and can answer buyers' questions?
- Do you receive useful feedback after viewings?
- Has your agent provided constructive suggestions to help generate more interest, rather than simply recommending a price reduction?
Your estate agent should be your trusted partner throughout the selling process. If you feel unsure about how your sale is progressing, an open conversation about your marketing strategy is always a sensible first step.
2. Your Property Marketing: Is Your Home Making the Right First Impression?
Before a potential buyer steps through your front door, they will usually have formed an opinion of your home based on the photographs, description and floorplan they've seen online.
Your marketing should do more than simply tell buyers how many bedrooms your property has. It should help them imagine what it would be like to live there.
Whether it's a spacious kitchen perfect for family gatherings, a cosy living room overlooking the garden or a beautifully presented bedroom, highlighting the lifestyle your home offers can help create that all-important emotional connection.
Consider the following:
- Do your marketing materials showcase your property's most attractive features?
- Are the photographs professionally taken and carefully composed to present each room at its best?
- Does the written description bring your home to life, highlighting its character and lifestyle benefits?
- Is there a clear, accurate floorplan showing the layout and dimensions of your home?
At Quealy & Co, we understand that every property has its own character and appeal. Our approach to marketing is designed to bring those individual qualities to life and help prospective buyers recognise what makes your home special.
3. Your Online Listing: Is Your Property Standing Out?
Most buyers begin their property search online, often browsing numerous listings before deciding which homes they would like to view.
This means your property's online presentation needs to capture attention quickly.
A compelling main photograph, an informative description and a well-presented listing can encourage buyers to take a closer look.
Ask yourself:
- Does your main photograph immediately capture attention?
- Are your home's most appealing features clearly highlighted?
- Does your listing provide enough information to help buyers understand whether the property meets their needs?
- Does the advert include a good selection of photographs, a clear floorplan and all the relevant property information?
If your property has been on the market for some time, refreshing your photographs or highlighting different features could help encourage potential buyers to take another look.
4. Your Asking Price: Is Your Home Positioned Correctly?
Setting the right asking price is one of the most important decisions you'll make when selling your home.
We appreciate that your property is more than just bricks and mortar. It's somewhere you've created memories, invested time and money, and perhaps lived for many years.
However, buyers will naturally compare your property with other homes available in the same area and price range.
An asking price that doesn't reflect current market conditions can discourage potential buyers from arranging a viewing.
Consider these questions:
- Is your asking price supported by recent sales of comparable properties in your area?
- Have you considered how your home compares with similar properties currently available?
- Is your asking price positioned appropriately within the price ranges buyers are likely to search online?
- Have you reviewed your asking price and marketing strategy in light of recent enquiries, viewings and buyer feedback?
At Quealy & Co, our decades of local experience allow us to provide informed valuations based on a detailed understanding of the Kent property market.
Our aim is always to help you establish a realistic asking price that attracts serious interest while working towards the best possible outcome for your sale.
5. Preparing Your Home for Viewings: Can Buyers Imagine Living There?
Once your marketing has attracted a potential buyer, the viewing is your opportunity to help them imagine making your property their next home.
You don't need to undertake expensive renovations or completely redecorate every room to create a positive impression.
Often, small changes can make a noticeable difference.
Before your next viewing, consider the following:
- Is the exterior of your property welcoming, with a tidy entrance and well-maintained garden?
- Are your rooms clean, uncluttered and arranged to showcase the available space?
- Have you made the most of natural light and appropriate lighting throughout your home?
- Does your property feel comfortable and welcoming, allowing buyers to picture themselves living there?
You don't need to create a show home. A few thoughtful touches can help potential buyers feel at ease and appreciate everything your property has to offer.
Your Saleability Score: How Did Your Home Perform?
Now that you've worked through all five sections, add up your points to discover your property's overall Saleability Score.
80–100 points: A strong starting point
Your marketing appears to be in a good position. If viewings remain limited, however, it may be worth reviewing your asking price and how your property compares with others currently available.
50–79 points: Room for improvement
There may be opportunities to strengthen your marketing. Review the areas where you scored lowest and discuss potential improvements with your estate agent.
Below 50 points: Time for a fresh approach
Your property may benefit from a more comprehensive review of its presentation, marketing and asking price. An experienced local estate agent can help you identify where changes could make a difference.
Remember, your score is simply a guide to help you review your current marketing. It isn't a prediction of whether or when your property will sell.
What If Your Property Has Been on the Market for a While?
We understand how disheartening it can feel when your home has been advertised for several weeks or months without receiving an offer.
Our advice is to start by having an open conversation with your current estate agent. Ask them to review your marketing, discuss buyer feedback and explain what could be done differently.
Sometimes a relatively small adjustment can make a meaningful difference. In other cases, a more comprehensive review of your marketing and pricing strategy may be appropriate.
The important thing is to make informed decisions rather than feeling pressured into making changes without understanding why they are necessary.
