Guide to Renting Your Property

We've summarised below a step-by-step guide to help you understand the rental process.

  1. Be Clear About Your Requirements

    Think about what's most important to you, including the number of bedrooms, preferred location, transport links, local schools, broadband speeds, and whether you would benefit from a dedicated workspace, garden, or access to green spaces.

  2. Set Your Budget

    We'll talk you through our referencing process and explain the income requirements for renting a particular property. Rent is typically paid monthly in advance, along with a security deposit equivalent to five weeks' rent.

  3. Search for Properties

    We have online video tours for all our properties, allowing you to view a property remotely. If you're interested after watching the video tour, you can arrange to view the property in person to ensure it meets your needs. After viewing, if you would like to proceed, you can submit an application.

  4. Complete Your Application

    We use an intuitive online referencing and tenancy creation platform that makes the application process straightforward. You can easily submit your offer, complete referencing, pay your deposit and rent, and sign tenancy agreements online.

  5. Referencing and Approval

    Once your application and referencing process are complete, and the landlord has approved your application, we'll agree on a suitable move-in date.

  6. Move Into Your New Home

    Simply collect your keys from our office and move into your new home. You'll be able to review the inventory online, add any necessary comments, and return it to us within seven days.

  7. Deposit Protection

    Your deposit will be securely protected by a government-approved tenancy deposit scheme within 30 days of receiving it, providing peace of mind throughout your tenancy.

    We use Fixflo, an easy-to-use online reporting system that allows you to report and track maintenance or repair issues. Our friendly and experienced property management team is always on hand to assist when needed.

  9. Property Inspections

    To help maintain the property and identify any issues early, we carry out three interim inspections each year. These visits allow us to address maintenance concerns before they become larger problems.
